Facade worker fixing EPS insulation boards to a house wall

Gigron

Planning a new insulated facade? The first question is usually what it costs per square metre. Search for facade prices in Croatia and you will see anything from around €30 to almost €70 per m². The gap is not random: insulation type and thickness, scaffolding, the state of the old wall and whether materials are included can change the bill by thousands of euros.

This guide gives you approximate 2026 prices for an insulated facade (ETICS) with EPS polystyrene or mineral wool, the labour-only rate, extras like scaffolding and the plinth, and an example for a family house. At the end there is a list of questions for the contractor and a sample request.

Facade cost per m² in Croatia in 2026 (approximate ranges)

The figures below are approximate ranges taken from public price lists of facade contractors and tradesperson platforms in Croatia, checked in October 2026. They are not a Gigron offer or a fixed price. They refer to an external thermal insulation composite system (ETICS): insulation boards are glued and anchored to the wall, then covered with adhesive and mesh and a finishing render. Prices include materials and labour but usually not scaffolding. Some price lists are quoted without VAT, so ask for this to be clearly stated in the quote.

Facade type (labour and materials) Approx. (€/m²)
Insulated facade, Croatian average ~38–63
EPS polystyrene 10 cm ~35–60
EPS polystyrene 12 cm ~34–50
Graphite EPS 12 cm ~44–50
Graphite EPS 15 cm ~50–56
EPS polystyrene 16 cm ~39–52
Mineral (stone) wool 10–16 cm ~43–65
Ventilated facade ~53–145

The ranges come from different sources, so they partly overlap. The 10 cm EPS range is wide because contractors price it differently. One price portal quotes about €40/m², one contractor €55/m² excluding scaffolding and VAT, and another €54–60/m². Always check what exactly is included in the price you get.

Graphite (grey) EPS insulates better than white EPS of the same thickness, so it costs a bit more. Mineral wool is more expensive, but it does not burn and lets the wall breathe better.

Prices by city

One overview of insulated facade prices by city (July 2026, labour and materials) looks like this:

City Approx. (€/m²)
Zagreb ~38–63
Split ~36–61
Rijeka, Zadar, Pula ~35–58
Varaždin ~33–55
Karlovac ~31–52
Osijek ~30–50

Zagreb sits at the top of the range and eastern Croatia at the bottom.

Labour-only facade cost per m²

If you buy the materials yourself, you need a labour-only price. Most sources put it at roughly €20–30 per m². Some contractors charge more, especially for tall houses with lots of details.

One source splits the labour by stage:

Stage Approx. (€/m²)
Gluing and anchoring boards ~7–12
Adhesive with mesh (base coat) ~6–10
Finishing render ~6–11
Removing an old facade down to a solid base ~6–14

The stages rarely add up to the price of a complete facade, and that is normal. When one contractor does everything, they are responsible for the whole system. When they only do one stage, they are only responsible for that.

Facade price with materials: what is included and what is not

A quote for a facade with materials usually covers:

What is most often charged separately:

Extra Approx.
Scaffolding ~€3.30–7 per m² of facade
Plinth (base of the facade, 5 cm XPS and render) ~€40/m² (one price list)
Removing an old facade ~€6–14/m²
Painting an existing sound facade (no insulation) ~€10–25/m²

For scaffolding, ask how many days of rental are included. One price list quotes about €6/m² for one month, including delivery, assembly and removal.

Also check how the area is measured. Some contractors do not deduct openings (windows and doors) up to 3 m², but the window reveals are then already included in the price. Others deduct all openings and may charge the reveals separately. Both are fine as long as you know which one your quote uses.

Which insulation thickness and why it changes the price

Do not choose thickness by budget alone. A thinner board cannot be made thicker later without removing the whole system. Labour, adhesive, mesh, render and scaffolding cost the same regardless of thickness, so the price difference between 10 and 16 cm is smaller than it looks.

The finishing render also changes the price. Acrylic is usually the cheapest, while silicate and silicone renders cost more. Ask for the render type and board thickness to be written in the quote.

Example: a family house facade

This is an invented example house, using prices from the sources above. The house has a ground floor and one upper floor, with about 180 m² of wall area. It gets 12 cm EPS, the plinth is about 15 m², and scaffolding is charged separately.

Item Quantity Approx.
Insulated facade, 12 cm EPS 180 m² ~€6,120–9,000
Plinth 15 m² ~€600
Scaffolding (€3.50–7/m²) 180 m² ~€630–1,260
Total ~€7,350–10,860

That works out at roughly €41–60 per m² of facade once everything is added up. If the old wall has crumbling render that has to come off, add another ~€1,080–2,520 for 180 m². With some contractors VAT comes on top.

For comparison, one contractor says a family house facade often ends up at around €15,000–20,000 in practice, depending on the house and the scope of work. Bigger houses, mineral wool, thicker insulation and lots of details push the price towards the top end.

What pushes the facade price per m² up

When to do the facade

Facades are done from spring to autumn. Adhesive and render need warmth to dry, and manufacturers usually require at least 5 °C. On a family house the whole job takes about 2–4 weeks, with drying breaks between coats.

That makes late October a good time to collect quotes, not to start work. Good facade crews fill their spring schedule during the winter. If you gather quotes and book a slot now, you will not be waiting in line in March or April. If you want to lose less heat this winter, the attic floor can be insulated in the cold months too, because the work is done indoors. See attic floor insulation cost per m².

While you are at it, check the rest of the house before winter. Our autumn checklist for preparing your home for winter will help.

Are there facade subsidies in 2026?

The Environmental Protection and Energy Efficiency Fund's public call from September 2026 (EnU-6/26) covered heat pumps, solar power systems and batteries, not facades. Some towns and municipalities run their own calls for co-financing energy renovation of houses. Under the Fund's call, systems paid for before the call was published were not eligible. So check the conditions on your municipality's website first, and only then sign a contract.

What to ask the contractor before you agree

Before you agree, check whether the quotes are actually comparable. Ask:

Ask for a written quote with the number of m², a price per m² for each item and the total. The system warranty usually only applies if all components come from the same system and are installed according to the manufacturer's instructions. Keep the invoices and photograph each stage before the next layer covers it.

How to write a request on Gigron

The clearer your request, the faster you get quotes you can compare. Include:

Add daylight photos of every side of the house.

Example request: "I need an insulated facade on a house in Rijeka (Marčeljeva Draga), ground floor plus one floor, about 180 m² of wall. The old render is cracked in places. I want 12 cm graphite EPS and a plinth. Please quote with materials, scaffolding and VAT, with a price per m² for each item. Work to start in April."

On Gigron, browse the facades category. You can find facade contractors in Zagreb, Rijeka, Pula, Split and Osijek. For wall and render repairs before the facade, there is also masonry work.

FAQ

How long does a facade take?

On a family house, usually 2–4 weeks. A lot depends on the weather, because each coat of adhesive and render has to dry before the next one. Rain, dew and cold make the job longer.

Does the old facade have to be removed?

Not always. If the old render is solid, flat and dry, the new insulation can go over it. If it is crumbling, damp or sounds hollow, it has to be removed down to a solid base, roughly €6–14/m².

Do I need a building permit for a facade?

For an existing house with up to three units or up to 600 m² gross floor area, insulating the walls generally does not require a building permit. If the house is in a protected heritage area or the local spatial plan has special conditions, the rules are different. Check with your town or municipality before work starts.

In short: for an insulated EPS facade in Croatia in 2026, budget roughly €38–63 per m² with materials and labour, and a bit more for mineral wool. Labour alone is roughly €20–30 per m². Scaffolding, the plinth and removing old render come on top, so a family house easily ends up several thousand euros above the headline price per m². Compare at least two or three quotes with the same items and book your spring slot early.
