Planning facade washing and wondering about the cost per m²? Short answer: in 2026, facade washing in Croatia costs roughly €2–7 per square metre, with about €4/m² as a typical mid-point. Impregnation is usually charged separately, at about €1–1.5/m². Where you land in that range depends on dirt, height, access and method.

This guide gives approximate 2026 Croatia market ranges per square metre, softwash vs high pressure, what impregnation adds, and how to write a request so quotes are comparable.

What drives facade washing price the most

Facade washing cost is rarely a single line item. It depends on:

When you compare two quotes, match the square metres and the work list. A “lower” price per m² often skips an upper floor, scaffolding or joinery protection. Ask for a line-by-line breakdown, then look at the total.

Approximate prices per m² (HR, 2026)

These are indicative 2026 market ranges — not a firm offer and not a Gigron quote. Local prices can sit lower or higher depending on city, season and access.

Item Approx. (€/m²)
Typical facade wash ~2–7 €/m²
Softwash / telescopic brushes (common band) ~2–4 or ~3–5 €/m²
Mid-market orientation ~4 €/m²
Premium (heavier dirt, height, awkward access) ~5–7 €/m²
Protection / impregnation (often extra) ~1–1.5 €/m²

Orientation example: a house with ~200 m² of facade often lands from the mid-hundreds of euros up to ~1000–1400 € at the higher end — if you need multiple storeys, scaffolding, heavier staining or impregnation. A smaller single-storey house with light dust and easy access usually sits nearer the bottom of the per-square-metre range.

That’s why the “cheapest m²” isn’t always the best job. Ask what’s included: wash only, or also rinsing, drying time before impregnation and tidy-up of the surroundings.

Softwash vs high pressure

Facade softwash (mild chemistry + soft brush / telescopic pole) is a common choice for modern rendered and ETICS facades. The goal is to lift algae and organic dirt without hammering the surface. Softwash packages often land around 2–5 €/m², depending on package and dirt.

High pressure cleans hard dirt quickly on tougher surfaces. On ETICS / polystyrene facades it can damage zones around joints, windows or already cracked render. If a tradesperson suggests only high pressure on a thin insulated facade, ask why — and request a softwash alternative.

Practical rule: the softer and more modern the facade, the more careful you should be with pressure. The more organic the dirt (green algae, black spotting), the more often softwash gives a better result with less risk.

Facade impregnation: cost and when it makes sense

Facade impregnation (hydrophobic protection) often comes as an extra, roughly ~1–1.5 €/m². It isn’t mandatory every time. It makes sense when you want rain to soak in less and algae to return more slowly — especially on north-facing and shaded sides.

Ask:

If you’re comparing “washing only” but one quote bundles impregnation and another doesn’t, the numbers aren’t comparable.

Facade washing in Zagreb: cost and access

Public price lists from Zagreb facade washing services in 2026 range from about €4.5/m² excluding VAT for a rendered facade to €5–7/m² for family houses with heavier dirt. A house with about 200 m² of facade therefore comes to roughly €1,000–1,400. A lift or cherry picker for higher floors is usually charged separately.

In Zagreb and the surrounding area, access often decides the bill as much as the m². A narrow street, parked cars, a yard with no hose or buildings tight to the boundary all raise labour time. The same applies to terraced houses and to upper floors without safe ground-level reach.

If you need facade washing or locally facade washing in Zagreb, say up front how many storeys you have, whether outdoor water is available and whether joinery needs masking. For broader render and repair work, also check facades and facades in Zagreb.

When to wash (autumn and spring)

Autumn is a good season: algae show clearly and you want a clean facade before winter. Still, don’t schedule heavy rain or frost days — impregnation and drying need a dry window. Spring is the other logical slot, especially after a dirty winter.

How to write a request for comparable quotes

In your request, include:

Then ask each tradesperson for the same structure: price per m², total for your area, access/scaffolding, impregnation, timeline. Only then is facade washing cost a fair comparison. Also ask about liability for joinery damage — that isn’t a detail.

Frequently asked questions

How often should a facade be washed?

For a rendered facade, one public price list recommends washing every 3 to 5 years. North-facing and shaded walls, and walls next to trees, often need it sooner. An anti-algae coating can stretch that interval.

Can you wash a facade in winter?

Yes, if it is above 5 °C and there is no frost. Leave impregnation and protective coatings for dry, warmer weather, because they go on a dry facade only.

Can an ETICS facade be washed with high pressure?

Better not. A polystyrene (ETICS) facade needs low pressure and softwash. A strong jet can damage the thin render around joints, windows and cracks.

How do I work out the facade area?

Measure the perimeter of the house, multiply it by the wall height up to the eaves, then subtract large windows and doors. A 10 × 10 m house has a 40 m perimeter. With a 6 m wall that is 240 m², and after subtracting about 30 m² of openings you are left with about 210 m² to wash.

In short: facade washing cost per m² in Croatia in 2026 typically sits around 2–7 € per square metre, softwash often nearer the lower–mid band, and impregnation usually comes extra. Look at the total, ask what’s included, and compare at least two or three clear quotes.

Sources and method

The ranges in this article are approximate. They are based on public price lists and price overviews we checked in October 2026:

The lower end of the range applies to low facades with light dirt and easy access. Prices vary by city, condition and scope of work, and some price lists include VAT while others do not. Gigron does not set prices; you agree them directly with the tradesperson.
