Waterproofing cost per m² in Croatia (2026): terrace, roof, bathroom

Worker rolling a waterproofing coating onto a house terrace

Gigron

Is your terrace letting water into the room below, has a stain appeared on the ceiling, or are you about to renovate the bathroom? Before you call a contractor, you want to know what it costs. Search for waterproofing prices in Croatia and you will see anything from around €10 to €60 per m². The gap is big because waterproofing is not one job. A terrace, a flat roof, a bathroom and foundations are done differently and cost differently per square metre.

This guide gives you approximate 2026 prices for terraces and balconies, flat roofs, bathrooms and foundations, the labour-only rate, extras like removing old tiles, and a terrace example. At the end there are questions for the contractor and a sample request.

Waterproofing cost per m² in Croatia in 2026 (approximate ranges)

The figures below are approximate ranges from public price lists of contractors and price portals in Croatia, checked in October 2026. They are not a Gigron offer or a fixed price. Unless stated otherwise, prices include materials and labour, but not removing old layers and not tiles. Some price lists exclude VAT, so ask for it to be stated clearly in the quote.

Where the waterproofing goes Approx. (€/m²)
Bathroom and WC, coating before tiling ~8–12
Floor, two-component coating with preparation ~18–22
Terrace and balcony, waterproofing layer only ~11–40
Terrace complete (preparation, waterproofing, tiles) ~27–45
Flat roof ~8–30
Foundations and basement ~7–24

The ranges come from different sources, so they partly overlap. Bathrooms are the cheapest per square metre because the area is small, but they have lots of corners and pipes. Foundations cost more because of the digging around the house, which is often charged separately.

Prices by city

One price portal estimates waterproofing work by city like this (July 2026, labour and materials):

City Approx. (€/m²)
Zagreb ~17–40
Split ~17–39
Rijeka, Zadar, Pula ~16–37
Varaždin ~15–35
Karlovac ~14–33
Osijek ~14–32

Zagreb and Split are at the top, eastern Croatia at the bottom of the range.

Terrace waterproofing cost per m²

Terraces and balconies are constantly exposed to rain, sun and frost. That is why terrace waterproofing costs more per m² than a bathroom, and the range is wide:

If the terrace already has tiles, the bill goes up. Removing old tiles usually costs ~€10–15/m², and the old waterproofing usually comes off with them. After that the base needs grinding, levelling or repair. A complete balcony or terrace renovation, with preparation, waterproofing and new tiles, is ~€40–90/m² on one portal.

On a terrace, don't look only at the price per square metre. Most problems start at the details:

If a stain on the ceiling below the terrace won't go away and you don't know where the water comes from, also read the guide burst pipe in the wall. Sometimes it's not the terrace but the plumbing.

Flat roof waterproofing cost per m²

On a flat roof, the price depends most on the type of system and the state of the base. Flat roof waterproofing costs roughly this much (labour and materials):

Flat roof system Approx. (€/m²)
Liquid waterproofing (acrylic or polyurethane coating) ~8–16
Bitumen membranes, two layers ~14–26
PVC or TPO membrane ~20–30
Removing the old layer ~4.5–11

These are often charged separately:

Small roofs, under 50 m², are almost always more expensive per square metre. The contractor pays the same for travel, equipment and lifting materials as on a large roof. On renovations, removing the old layer can cost as much as the new system.

The base must be solid, clean and dry, and the roof needs a slope of at least 2% (2 cm per metre). On a flat roof with no slope, water stands and destroys any system.

Bathroom waterproofing cost per m²

In a bathroom, the tiler does the waterproofing before tiling. Some prices include materials and some are labour only, so the table says which:

Bathroom job Approx. (€/m²)
Floor and wall waterproofing (one-component coating) ~8–12
Waterproofing in tilers' price lists (labour only) ~10–15
Two-coat system with tapes, or shower zone (labour only) ~15–22
Two-component floor coating with materials ~18–22
Primer ~4
Removing old tiles ~8–15

For bathroom waterproofing the price per square metre is not a big item, but a mistake is expensive. The coating usually goes on in two coats. Sealing tapes and collars go into corners, along the floor-wall joint, around the drain and around pipes. Around the bath and shower the waterproofing goes up to about 2 m, and in the rest of the bathroom 10–20 cm of wall is enough.

If there is no waterproofing or it was done badly, the tiles have to come off. Coatings applied over old tiles exist, but they are not a long-term solution. Read more about tile prices in the guide tiling cost per m².

Waterproofing labour-only cost

If you buy the materials yourself, you are looking for the labour-only rate. Depending on the job:

Labour is often the smaller part of the bill. Materials and base preparation can cost more than the application itself. So ask for labour and materials to be listed separately in the quote.

Example: waterproofing a 25 m² terrace

This is a made-up example using prices from the sources above. The terrace has old tiles that let water through, and the slope is fine. A two-component coating is used.

Item Quantity Approx.
Removing old tiles (€10–15/m²) 25 m² ~€250–375
Base preparation (from €10/m²) 25 m² from ~€250
Waterproofing, two-component coating (~€30/m²) 25 m² ~€750
Total without tiles from ~€1,250–1,375

That's roughly €50–55 per square metre before new tiles. If the base needs bigger repairs or a new slope, the amount goes up. Laying tiles on a terrace costs ~€20–40/m² in tilers' price lists, and the tiles are paid separately.

When to do waterproofing

Terraces, balconies and flat roofs need dry weather. A coating applied to a damp base or before rain doesn't bond properly, so outdoor terraces are usually not done in autumn and winter. That makes late October a good time to collect quotes and book a spring slot.

A bathroom is indoors, so the weather matters less. If your terrace is leaking now, arrange an inspection and temporary protection, and plan the big repair for when the rain stops and it gets warmer. Before winter, also go through the rest of the house with the autumn checklist for preparing your home for winter.

What to ask the contractor before you agree

Before you agree, check that the quotes are actually comparable. Ask:

  1. Is the price with materials or labour only?
  2. Which system do they suggest (bitumen membranes, coating or membrane) and how many layers?
  3. Is removing old tiles or the old layer included?
  4. How will they prepare the base, and is that a separate item?
  5. How do they handle corners, drains, the threshold and the terrace edge?
  6. Will they do a water test before tiling?
  7. Is VAT included?
  8. How long does the job take and when can they start?
  9. What guarantee do they give, and on what?

Ask for a written quote with the number of m², a price per square metre for each item and the total. Compare at least two or three quotes. The cheapest quote with no line for preparation isn't cheaper, it's just incomplete.

Frequently asked questions

How long does waterproofing last?

Well-done waterproofing can last for decades. It depends most on base preparation, the slope and the details. If preparation is skipped, the system can fail long before the lifetime the manufacturer gives.

Can waterproofing go over old tiles?

There are coatings that go over tiles, but they are not a long-term solution. If the old waterproofing doesn't work, the safest option is to remove the tiles, prepare the base and do new waterproofing.

Is a water test needed before tiling?

Yes. Water is left standing on the waterproofed surface as the manufacturer's instructions say. If it leaks anywhere, you see it straight away, while the fix is still cheap.

In short: for waterproofing cost per m² in Croatia in 2026, budget roughly ~€8–12 for a bathroom, ~€11–40 for a terrace or balcony and ~€8–30 for a flat roof, with materials and labour. Labour only is often ~€8–15 per square metre. Removing old tiles, base preparation and new tiles are extra, so a terrace renovation easily costs much more than the waterproofing alone. Compare at least two or three quotes with the same items and book outdoor work for a dry period.
